Artistic Creativity Produces ROI
As a fully integrated commercial real estate investment and management company, Triovest is passionate about achieving results and maximizing returns for all real estate under their management. This includes a commitment to efficiently renting office suites with the least amount of vacancy time possible.
MGP had already been engaged by the Triovest marketing team to document their portfolio of buildings under management, as well as complete an extensive assignment of formal and informal corporate portraits. At this time, one of the Triovest Leasing Team members approached Marni with an innovative concept. As an experiment, what if she were to photograph some of their unrented office suites in an artistic manner as opposed to the usual neutral style of documentation? Would those suites rent faster than the others when listed side-by-side on the Triovest website?
Randomly, 8 units were selected for the experiment. Marni completed the assignment, and the photos were posted. After only a month, Marni was invited back to shoot all the rest of the unrented suites. The results had exceeded all expectations. The cost of hiring MGP to creatively represent these suites proved to be a very wise dollar investment. It was a swift and dramatic inversion of loss to profit.
Case Study #2
Diamonds in the Warehouse
A December assignment to shoot 4 industrial buildings in the dead of a Toronto winter develops new horizons for a client.
The project requirement was to supply corporate photographs for an annual report with an imminent deadline. Winter is a tough time to achieve great exterior photographs, especially in an industrial setting. Documentation was difficult but achieved the optimum possible. In this case the interiors offered no option for anything more exciting – it was a somewhat dingy warehouse. Multiple levels of painted steel racks soared up from a much used cement floor strewn with this and that.
Marni’s commitment and urgency to turn this situation into a win for the client and herself lead her into creative lateral thinking. Focusing on the structure of the warehouse racks, she could see the beauty of the lines, and contrast that the steel created. The design of the scene suddenly became attractive to her. In order to expose the beauty of this vision one further trick – transform the scene into black and white.
Success! Marni now had fulfilled all the requirements plus had a very exciting artistic piece that exposed hidden beauty of the client’s property.
The warehouse image has become a part of Marni’s Fine Art collection with the clients’ blessing and it also hangs in their corporate offices.
The client was so moved and impressed by this outcome and by discovering their properties anew through Marni’s eyes that MGP has been invited to discuss photographing the entire portfolio of 330 buildings.
